Social Tenants Access to Information Requirement scheme (STAIRs)

What is STAIRs?

STAIRs stands for Social Tenants Access to Information Requirement scheme. It’s a UK Government requirement which launches this year. STAIRs was created after consultation with residents in 2024 showed that specific landlord information needs to be easier for social housing tenants to find.

The Government haven’t announced exactly what information they’d like us to list yet, so we’ve had a look at their themes and grouped some information that you might find useful under each one. This information is already available on our website, so we’ve just put the links together here in one handy place.

Where your service charge money goes

All residents who pay service charges receive a letter each year with a breakdown of the service charges which includes a breakdown of the charges for the previous year.

Group name	Frequency of meetings	Objectives
Scrutiny Group	Quarterly	Check to see if Soha is meeting the aims and objectives we set out in the corporate plan (our five-year business plan that you can see at www.soha.co.uk/publications). Monitor our service standards and check that we are meeting them.
Member’s Forum	Bi-monthly	The elected representatives of Soha’s residents, Forum members are consulted on Soha’s policies and service delivery and have a formal role in monitoring how well Soha is performing.
DAAG (Disability Action and Awareness Group)	At least 4 times a year (will have 5 meetings for 2025)	This group represents the interests of Soha Housing’s disabled residents. By putting forward the views of disabled people it contributes to the continuous improvement of Soha’s services.
Senior’s Group	5 times a year	For over 55’s. They play a large part in reviewing Soha’s policies and representing the views of older residents from all tenures or types of housing scheme.
Green and Clean Champions	4 – 5 times a year Residents complete a form once a month and send to Soha (some residents may not complete the form every month)	Make sure that your internal and external communal spaces are being well maintained by our contractors and letting us know about any issues that need our attention.
Portfolio holders	4 meetings a year	At least one Forum member + any other resident with an interest in a particular service area (such as customer services) can become the Forum’s specialist advisers on that subject. There’ll be a maximum of four meetings with the Head of Service will be expected annually.
