Shared Ownership

Shared Ownership means you own a share of the property. Soha Housing owns the remaining share, for which you pay a rent. Also referred to as part buy/part rent some people need a mortgage to help them buy their share, whilst others buy with savings or cash from selling a property.

You can apply for shared ownership if:

  • your household income is under £80k
  • you do not own another property (although if you own a property which is being or about to be sold, you might still be eligible)
  • you are not married to someone who owns another property
  • you have a good credit history
  • you can demonstrate that you can afford the regular payments and costs involved in buying a home
  • you have savings for at least 5% deposit on the share of the property you’re buying
  • you are over 55

Rent

Social rent housing is usually provided by councils and housing associations. You need to be on your council’s housing list to qualify for social housing.

Consideration for social rent is given to applicants with:

  • a housing need
  • a care need now or in the future
  • a local connection (e.g. currently living locally, family or employment)
  • a maximum household income of £60,000 per year
  • a maximum £60,000 in savings
